Greystar is preparing to manage and lease one of downtown Tampa’s most distinctive new residential communities: The Harrison, a 20-story mixed-use development bringing 294 market-rate apartments to the Encore District.
Located at 1280 E. Harrison Street, the property places Greystar at the operational center of a project that extends well beyond a conventional apartment building. In addition to its residential component, The Harrison will incorporate a ground-floor grocery market, medical offices, structured parking and an elevated amenity level.
Greystar is already marketing Harrison Residences and accepting applications, positioning the company to oversee the property’s initial lease-up and establish its operating identity as the community comes online.
The project at a glance
Developed by Aureate Development, a division of the Patel Family Office, constructed by PCL Construction and managed and marketed by Greystar, the approximately 646,000-square-foot project will include:
294 studio, one-bedroom and two-bedroom apartments
Approximately 24,000 square feet of ground-floor grocery space
Approximately 44,000 square feet of medical-office space
A six-level parking garage
A rooftop pool and deck
A fitness and yoga studio
A coworking lounge and conference rooms
A clubroom, golf simulator and pickleball court
Resident conveniences including a pet spa, bicycle storage and private storage options
PCL Construction announced that the project reached its structural topping-out milestone in October 2025. The Tampa Housing Authority currently lists October 2026 as the anticipated completion date.
A prominent management assignment for Greystar
The Harrison adds 294 newly constructed apartments to Greystar’s Tampa-area management presence. More importantly, it gives the company responsibility for launching a highly visible property within a larger mixed-use environment.
Greystar’s role will include more than leasing apartments and maintaining residential amenities. The property’s grocery, medical-office and public-facing components will bring customers, patients, employees, vendors and delivery traffic into the building alongside residents.
That creates a more complicated operating environment than a traditional standalone apartment community. Parking, access control, security, deliveries, maintenance and the resident experience will all need to function around several distinct uses.
The assignment therefore presents Greystar with an opportunity to demonstrate its ability to manage a mixed-use urban community from its initial lease-up through stabilized operations.
The company’s marketing emphasizes The Harrison’s access to downtown Tampa, Water Street and Ybor City, along with resort-style amenities and flexible workspaces. Greystar’s current listing also provides an application portal, property contact information and published leasing-office hours.
For Aureate Development, Greystar brings a nationally recognized management platform to the project. For Greystar, The Harrison provides a showcase property in an area connecting several of Tampa’s most active urban districts.
Totum Market will anchor the ground floor
A central component of The Harrison will be Totum Market & Eatery, a new Tampa concept planned for the building’s ground floor.
Totum describes its concept as a combination of natural grocery store, prepared-foods counter, café, smoothie and juice bar, and bottle shop. Its planned offerings include natural and organic groceries, locally sourced products, grab-and-go meals, coffee, cold-pressed juices, wellness drinks and natural wines.
The format may invite comparisons to high-end specialty markets such as Erewhon, although Totum is presenting itself as a locally crafted neighborhood market rather than an extension of an established national brand.
For Harrison residents, the market could become one of the property’s strongest everyday conveniences. For Greystar, it also becomes part of the community’s leasing proposition: a resident will be able to reach groceries, prepared meals and café service without leaving the building.
If Totum also attracts customers from surrounding neighborhoods, it could help make The Harrison a destination within Encore rather than a residential tower experienced primarily by its tenants.
That public traffic will make coordination between the market operator, property management and the building’s other commercial occupants especially important.
Aureate, PCL and the larger Encore vision
The Harrison was developed by Aureate Development, part of the Patel Family Office and Aureate Group led by Dr. Kiran C. Patel. The development team’s concept brings residential, retail, healthcare and recreational space together in a single building.
PCL Construction served as the project’s general contractor, while Tampa-based Baker Barrios Architects was among the principal project partners recognized at the building’s topping-out ceremony.
The development occupies approximately 1.33 acres within Encore, the Tampa Housing Authority’s 28-acre redevelopment immediately northeast of downtown. The Harrison is privately owned and entirely market-rate, distinguishing it from the affordable and senior housing components also located within the broader Encore community.
Its combination of new residents, neighborhood retail and medical-office space advances Encore’s development as a mixed-income, mixed-use district connected to downtown Tampa.
What comes next
The Harrison will be worth watching for more than its architecture or apartment count.
Its performance will offer an early indication of demand for new market-rate housing in the Encore District. It will also test how effectively its residential, healthcare and retail uses can operate together under one roof.
Greystar’s immediate challenge is converting the property’s location, amenities and mixed-use features into a successful lease-up. Longer term, the management company will be responsible for making those separate pieces feel like a cohesive residential experience.
For Aureate Development and the Patel Family Office, The Harrison represents a substantial addition to Tampa’s urban landscape. PCL Construction and Baker Barrios helped turn that vision into a physical project.
Greystar will now play the most visible ongoing role: welcoming residents, managing daily operations and shaping how The Harrison is ultimately experienced after construction is complete.
