Aventana Reaches 16 Stories Beside Brightline’s Aventura Station

The 334-unit Aventana apartment tower has topped out in Miami-Dade’s Ojus neighborhood. The transit-adjacent project includes 34 workforce apartments and ground-floor retail, with pre-leasing expected in spring 2027.

Construction has topped out on Aventana, a 16-story apartment tower rising near the Brightline Aventura Station in Miami-Dade County.

The structural milestone was reported September 13 by Florida YIMBY. The project is being developed by Pinnacle and Ram Realty Advisors at 19640 West Dixie Highway, also known as Harriet Tubman Highway, in the Ojus area.

Aventana is planned to deliver 334 rental apartments, including 34 workforce housing units, along with 3,340 square feet of ground-floor retail. The residential mix will include one-, two- and three-bedroom homes.

A transit-adjacent development

The site sits near both Aventura Mall and Brightline’s Aventura station, placing the project within walking distance of a rail connection serving Miami, Fort Lauderdale, Boca Raton, West Palm Beach and Orlando.

That location has influenced the project’s scale. Commercial Observer reported that the developers initially planned a 15-story, 285-unit building but later secured additional density tied to the site’s proximity to the Brightline station.

The current plan is 49 apartments larger and one story taller than that earlier concept. About 10% of the units are designated as workforce housing.

The development team includes Baker Barrios Architects and general contractor Kaufman Lynn Construction. Planned amenities include a pool, fitness center, coworking areas, resident lounges, private dining space, a golf simulator, podcast studio, spa and dog wash.

$88.3 million in construction financing

Santander Bank provided $88.3 million in construction financing for Aventana, while Pinnacle and Ram Realty Advisors supplied equity, according to property records cited by Commercial Observer.

The developers acquired the approximately 2.2-acre site for $15.4 million in 2022. Construction financing and the eventual increase in density positioned the project as one of the more substantial rental developments immediately surrounding the Aventura station.

Pinnacle’s development announcement identifies the company as a vertically integrated housing developer, while Ram Realty Advisors focuses on multifamily, retail and mixed-use properties in growth markets across the Southeast.

What comes next

With the concrete structure complete, work now shifts toward the building enclosure, interiors, mechanical systems and site completion. Pre-leasing is expected to begin in spring 2027, followed by initial occupancy and completion in summer 2027, according to the latest project update.

Aventana adds to a growing pattern in South Florida: developers pairing higher-density housing with major transportation nodes while reserving a limited share of apartments for workforce households.

The project will not operate as a fully affordable community. Still, its mix of market-rate apartments, workforce units and small-format retail makes it a useful case study in how transit proximity is shaping density and project design in Miami-Dade’s development pipeline.
